Strijp-S to get a residential neighbourhood with characteristics of the former Philips site

A new residential neighbourhood is coming to Strijp-S, building on the area’s industrial past: DELTA. Housing association Trudo is developing DELTA on the plot between Kastanjelaan, the bus lane and the Bosch building on Torenallee. The plan will add 236 new homes to Strijp-S. At this location, Trudo is focusing on a broad residential programme and, with DELTA, is taking the next step in community building.
Seven buildings, each with its own character
DELTA consists of seven different buildings that are interconnected. The buildings vary in height and appearance. They refer to the historical layering of Strijp-S, with the atmosphere of old factory buildings and workshops. The buildings were designed by ANA Architecten and Architectenbureau Werkstatt. Tom van Tuijn was responsible for the urban design, while LANDLAB designed the landscape architecture. Roof gardens and a green courtyard, publicly accessible, will be created around the buildings. Construction company Stam + De Koning will carry out the construction work.
A distinctive Magic Mix of rental and owner-occupied homes
Trudo is realising a total of 236 homes in DELTA with a varied residential programme, a so-called ‘Magic Mix’. The majority consists of 139 social rental homes. In addition, 44 homes will be sold during construction through the Slimmer Kopen® system. Unique for Strijp-S is that approximately 20% of the homes are reserved for families.
The project also offers plenty of room for innovative social concepts:
• Woongenootschap Klein Strijp: This residential collective will have 53 homes in two of the seven buildings. They will manage their community and the buildings themselves, based on a shared sense of community.
• Domos Soteria: In collaboration with Sint Annaklooster, a hospice and residential care facility with 15 rooms will be created. This is specifically intended for young adults aged 18 to 40 with intensive care needs.
The existing urban context of Strijp-S
DELTA is being developed within the existing urban context of Strijp-S. This means looking not only at the addition of homes, but also at how the place feels and functions. Think recognisable urban blocks, bold architecture and a layout that ties in with the industrial DNA of the area. The development shows how Strijp-S continues to evolve without losing its identity. New additions are carefully integrated between existing buildings and public spaces, allowing old and new to strengthen one another.
For residents and visitors, this marks another step in the continued development of Strijp-S as a vibrant urban district. A place to live, work and meet — with a clear nod to the past.
